Airport & 400-series hub

Mississauga

One of the GTA's largest and most established industrial areas, centred around Toronto Pearson International Airport with access to Highways 401, 403, 407, 410 and 427. A wide mix of building ages and sizes, from small-bay multi-tenant units to large distribution facilities. Popular with logistics, air-cargo-related, and head-office-plus-warehouse users.

Distribution & rail-served logistics

Brampton

A major logistics and manufacturing area with access to Highways 401, 407 and 410 and proximity to intermodal rail facilities. Known for large-format distribution and trucking-oriented operations, alongside a significant stock of small and mid-size industrial units.

North-central distribution & manufacturing

Vaughan

Positioned along Highways 400, 407 and 427 with proximity to intermodal rail. A broad base of manufacturing, building-products, food and distribution users, with both established industrial parks and newer development.

Tech, light industrial & flex

Markham

Industrial areas along the Highway 404 and 407 corridors with a strong presence of technology, electronics, light manufacturing and flex users. Buildings often feature higher office components than pure logistics stock.

East Toronto infill industrial

Scarborough

Established industrial pockets within the City of Toronto with access to Highway 401. Older and mid-age buildings serve local distribution, food processing, manufacturing and trades, valued for proximity to dense population and labour.

West Toronto, close-in logistics

Etobicoke

Industrial areas near Highways 401, 427 and the QEW/Gardiner with close-in access to downtown Toronto and the airport. Suited to last-mile distribution, food and beverage and service users needing city proximity.

Urban industrial & last-mile

North York & Toronto Core

Smaller, older industrial stock within the city. Scarce supply and strong demand from urban logistics, trades and production users who need to be close to customers.

Western growth corridor

Milton

A growing industrial area along Highway 401 west of Mississauga, with newer large-format distribution buildings and access to intermodal rail. Appeals to users seeking modern specifications and larger floorplates.

QEW / 403 / 407 corridor

Halton: Oakville & Burlington

A mix of manufacturing, distribution and business-park industrial along the QEW, 403 and 407 corridors, often with a polished, campus-style character.

Northwest expansion

Caledon & Bolton

Emerging and expanding industrial areas north of Brampton, associated with newer large-scale logistics development and outdoor-storage-heavy users, subject to evolving municipal planning.

Eastern GTA: Pickering to Oshawa

Durham Region

Industrial areas along Highways 401, 407 and 412/418 serving manufacturing, distribution and service users seeking eastern GTA access, often with comparatively more available land.

  • Labour: where your workforce lives and how they commute, including transit access for shift workers.
  • Customers & suppliers: drive times to the points you serve most often.
  • Highway & rail: access to 400-series highways, the airport and intermodal terminals.
  • Building stock: whether the area offers the clear height, loading and power you need.
