Spec literacy
The details that make or break a lease
- Clear height
- Usable height to the lowest overhead obstruction, governs racking levels and cubic capacity.
- Loading
- Truck-level vs. drive-in doors, door-to-floor-area ratio, and truck court depth for 53' trailers.
- Power
- Amperage, voltage (e.g. 600V) and phase, and what it costs to upgrade if it falls short.
- Column spacing
- Bay dimensions that determine racking layouts, aisle widths and forklift circulation.
